JvNd is a development company that offers home ownership to
a wider range of people. Our team has extensive involvement in
the development of housing in Hamilton and across Canada for over 40 years.

On February 28th we held our first Neighbourhood Meeting in
Hamilton with local residents of the North End. This was the
first of a series of meetings we will be hosting to engage the
community and work with residents to explore development
potential.  This is key to our approach to development.

Our approach has grown out of our work with the Hamilton
Community Foundation, Evergreen City Works, and the
City of Hamilton on the Hamilton West Harbour Investment Guide.

We are also looking at the needs of other neighbourhoods in
Hamilton, Toronto and Southern Ontario.

We will update this site regularly and invite you to follow
our progress. In the meantime, please let us know if you
have any comments or questions or if you
want to be added to our e-mail list.

/ History

Right here in Hamilton, we’re hoping to create a new kind of
participatory housing that will keep home ownership financially
accessible, create jobs, avoid displacing existing residents and
promote a vibrant community with amenities for public enjoyment.

But to have a clear vision of where we’re going, we have to
know where we’ve come from. We’re creating a new form of
housing that has its roots in this city’s history. Did you know that in
1950, 40%-60% of Hamiltonians had built their own home?
In the post-war years, veterans pooled their funds to help each
other buy and build. It gave this town the rich personality of its
street-scape. And it built a strong sense of community,
belonging and proud identity.

Then came urban renewal. It was top-down planning,
politics over people, that razed our downtown, displaced
people into rental units and started the trend of sprawl up the
Mountain and into the suburbs. It defiled the character of our
city streets and Hamilton’s great natural features. And it
left us with the legacy that only 30%-40% of people in this city
own their own homes; the rest rent with a disappearing chance
of owning as prices continue to rise.

Homeowner Basics Workshop

Home:Front (468 James St N, Hamilton)
Wednesday, January 24, 2018, 6:30-8pm

A free workshop hosted by the Hamilton branch of the Credit Counselling Society and JvN/d. Participants will learn about the benefits of renting vs. owning, ways to afford a down payment, how to repair credit, qualifying for a mortgage, types of homes and how to search for one, and costs involved in buying and maintaining a home. Register via Eventbrite by January 17 to reserve a spot. Childcare provided. Accessible entrance. Refreshments provided.

We knocked, you answered

We knocked on over 1,200 doors in Hamilton’s North End to ask residents how they felt about growth and development in the neighbourhood. Results of the survey were presented on 22 August at the 4th Neighbourhood Meeting, along with progress to date on the project. Many of the survey responses were surprising. The second neighbourhood meeting will be held on Tuesday April 25th from 5:30pm (Open House) – 8pm, with a presentation at 6:30pm. It will be held at the Bennetto Community Centre – Auditorium,
